Real Estate Terms:
1. Ten percent (10%) of the total sale price is due upon successful contract and shall be deposited into the trust account of the closing agent. These funds are NON-REFUNDABLE to the buyer/bidder.
2. Selling surface rights only.
3. Property sells "as is, where is", not subject to appraisal, inspection or contingencies.
4. Seller shall provide clean and marketable title. Seller has the right to refuse any and all offers.
5. Closing on or near 45 days after the auction close.
6. Auction company has the right to rescind, retract or alter bids as well as bid on the behalf of another party.
7. Announcements made sale day supersede any and all other advertising, written or otherwise.
